I AM A RISING SOPHOMORE. WHEN CAN I APPLY FOR HOUSING AT UNIVERSITY PARK?
University Park Apartments will begin accepting applications for new students (for the next academic year) on December 2. It is recommended that students requesting to be assigned as roommates submit applications at the same time. Each student must submit an individual application and sign an individual housing contract.
WHAT TYPES OF LICENSE AGREEMENTS ARE AVAILABLE?
University Park offers May-ending and July-ending license agreements starting in the fall semester, and May-ending and July-ending license agreements starting in the spring semester. Please be advised that May-ending license agreements are only available to a small percentage of our residents. The majority of our residents are in a license agreement through July.
HOW DOES THE WAITLIST WORK?
Once we fill all of our bedrooms on property, we start a wait list. Anyone who submits an application is added to the wait list for the floor plan of his/her choice and will then be contacted by the leasing office if there have been enough cancellations to send a housing contract.
IF I AM OVER 21 DO I NEED A GUARANTOR?
Yes. Each student living at University Park is required to have guarantor. Guarantors are generally a parent, guardian or another individual over the age of 25 years old, who agrees to be legally responsible, along with you, for this license.
HOW ARE ROOMS ASSIGNED?
Residents who already have preferred roommates can request them on the application when they apply. Residents can also send an email to [email protected] to request a roommate. In the event that potential roommates discover that they are no longer compatible, they can request a different roommate by submitting an email to [email protected]. We will do our best to accommodate any change request. All requests will be considered but are not guaranteed. To provide sufficient time and the greatest opportunity for residents to find the perfect roommate, they should apply and sign a license agreement as early as possible. Bedrooms inside of a unit are assigned randomly.
CAN I REQUEST A SPECIFIC FLOOR PLAN AND/OR ROOMMATES?
Yes. You will complete an application with specific floor plan preferences and requested roommates, if applicable. We work to accommodate as many preferences as possible; please keep in mind that requests are NOT a guarantee of placement.
WHAT IF I NEED TO CANCEL MY LICENSE AGREEMENT?
If you need to cancel your license agreement, the first step would be to contact the leasing office and complete a Request for Cancellation Form. The student withdrawing from his/her license agreement is responsible for finding a replacement resident. If there’s a waitlist, we may be able to assist with this process.
CAN I PAY MY BILL WITH A CREDIT CARD? IS THERE AN EXTRA CHARGE?
Current residents can pay any bill with credit (VISA, MasterCard & Discover), check or money order. There is a 2.5% service fee for electronic payments, but that service fee is waived if payment is made by bank draft (account and routing number).
WHEN DO I PUT DOWN A DEPOSIT?
There is an $275 non-refundable amenity fee and a $45 application fee due at the time of license agreement signing and application, respectively. In addition, your first month’s payment is due on or before August 1.
WHEN IS MY FIRST PAYMENT DUE?
The first payment for all new fall residents is August 1 and January 1st for all new spring residents.
CAN I USE MY FINANCIAL AID?
Yes! You can use your financial aid to cover your rent at University Park. It is your responsibility to submit rent payments to us on time. With proper documentation, we will allow you to defer rent payments until you receive your refund/loan check. Please be prepared to pay 1-2 rent installments "out of pocket." Information on this process is emailed in mid-July to all incoming residents.
WHAT IS AN INSTALLMENT?
The contract is a set amount with set move-in and move-out dates. For a contract that ends in May, the contract amount is broken into 10-installments, 10 even payments to equal the full contract amount. For a contract that ends in July, the contract amount is broken into 12-installments, 12 even payments to equal the full contract amount. Residents can also make the choice to pay a semester at a time. All rates (full contract amount, semester rate and 10/12 installment amount) are included in the signed contract. The May-ending contract has a higher rate to account for the unit being unoccupied in the summer months.
HOW CLOSE TO CAMPUS ARE YOU?
University Park is conveniently located on the east end of campus.
WHAT UTILITIES ARE INCLUDED IN MY INSTALLMENTS?
Electricity and gas (with a cap), streaming cable, internet access, water/sewer/trash and property parking.

IS PARKING AVAILABLE?
We have ample, free parking on-site for all University Park residents. All lot parking is free and is first come, first serve for University Park residents. Residents are required to register for a parking permit to identify resident vehicles. Information on this process is emailed in August to all incoming residents. Guests must park in the Visitor Lot, located near the volleyball court.
WHERE CAN I STORE MY BIKE?
There are bike racks located on the 1st floor of every apartment building. Please stop by the Clubhouse office to request a bike permit. Don't forget to bring a lock.
